Adair and Hazlewood House, Cladding Replacement and External Improvements
Client: Royal Borough of Kensington & Chelsea
Capital were appointed by The Royal Borough of Kensington & Chelsea (RBKC) to provide design services from RIBA Stage 2 for the re-cladding and associated works at Adair and Hazelwood Towers. The recladding was to be developed utilising an A1, non-combustible system and to develop a bespoke procurement solution meet strict governance procedures. Given the sensitive location of the blocks, there was an increased requirement for resident liaison.
Capital were appointed as Lead Designer, Architects, Project Managers, Structural Engineers and Cost Consultants and were responsible for taking the initial options appraisal prepared by another consultant and developing it further. During our initial investigations, we found further A1 solutions available and were able to propose these within our options appraisal.
Capital presented our proposal to RBKCs Planning and Building Control departments for early buy in and hosted numerous resident engagement surgeries. At these surgeries we provided samples of key components and architectural renders of alternative cladding options.
Key to the delivery of the project was the procurement route, which was to meet the requirements of leasehold services, OJEU and the overall programme. Capital developed a bespoke procurement under a two stage design and build process where the contractor was to be fully engaged from the start and worked closely with the design team to develop and agree the most appropriate and cost effective design solution.
We were also responsible for developing and formulating the employer’s requirements and contract documents, coordinating the design team, Contract Administration and agreeing sign off and handover procedures on site.
Currently the main contractors is to be appointed under the first stage having gone through an OJEU compliant tender process and moderation.
